Sale of a Freehold Residential Property

1Conveyancer's fees
  • Legal fee (based on the purchase price of the property):
    • £100,000 - £200,000 = £550
    • £200,001 - £400,000 = £650
    • £400,001 - £600,000 = £750
    • £600,001 - £1,000,000 = £850
  • Fee for redeeming any Mortgage or charge registered against the property £165
  • Case management fee £50
  • Land registry copy fee £30
  • Electronic money transfer fee (per transfer) £40
  • All fees are exclusive of VAT

2Disbursements
Disbursements are costs related to your matter that are payable to third parties. We are unable to confirm these fees but shall handle the payment of the disbursements on your behalf to ensure a smoother process.
3Leasehold Property

If the Property is Leasehold there will be an additional Conveyancer fee:

  • Leasehold fee £195 exclusive of VAT
  • There are also likely to be extra Disbursements.

Anticipated Disbursements*

  • Management company information pack - This fee depends on the individual management company and often range between £150 and £350.
  • Freeholder sale information pack - This fee depends on the individual management company and often range between £150 and £350

These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have made contact with your management company.

You should also be aware that you will have to clear all ground rent and service charge up to the day of completion.

Purchase of a Freehold Residential Property

  • All fees are exclusive of VAT

    Stamp duty or land transaction tax.

    This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC or WRA Website.

    3Land Registry Fee

    This depends on the purchase price of your property. You can calculate the amount you will need to pay by looking at the Land Registry Website.

    • Notice of transfer fee - This fee if chargeable if notices are required and set out in the lease. Often the fee is between £50 and £300.
    • Notice of charge fee (if you are buying with the help of a mortgage) - this fee is set out in the lease. Often the fee is between £50 and £300.
    • Deed of covenant fee - This fee is often charged by the management company for the property and can be difficult to estimate. Often it is between £150 and £300.
    • Certificate of compliance fee - to be confirmed upon receipt of the lease, but can range between £50 and £150.

    *These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.

    You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

    Re-mortgage of a Residential Property

    • Case management fee £50
    • Identification fee £30
    • Land Registry fee £30
    • Electronic money transfer fee £40
